NORTH OR SOUTH REDONDO BEACH?
If you are thinking of buying a home in Redondo Beach CA, you should first decide whether you want to live in North or South Redondo Beach. There are more difference than just the zip codes of 90277-90278.
Let's start with the fact that while South Redondo Beach has many ocean view properties and homes along the Esplanade with unobstructable beach front ocean view, North Redondo Beach for the most part does not (with the exception of maybe a dozen properties along Anita right on the border).
North Redondo Beach 90278 lies east of Manhattan Beach and Hermosa Beach CA. It is bound on the northernmost border by Manhattan Beach Blvd and the south by 190th St and Anita. The westernmost border for most of 90278 is Aviation Blvd with the exception of the Golden Triangle neighborhood in Golden Hills which lies just west of Aviation and north of Prospect Ave in Hermosa Beach. The easternmost border is bound by Inglewood Ave except for a few blocks just east of the train tracks that are in Torrance CA with a Redondo Beach mailing address and Torrance services.
South Redondo Beach 90277 is bound on the northern border by Anita and Hernondo Street (basically an extension of 190th). The eastern border is about a block east of Prospect Ave but no further than Flagler Ln. On the south we end at Calle de Arboles at the Palos Verdes Estates border and the western border is the Pacific Ocean! (There are parts of the Hollywood Riviera neighborhood that have a 90277 mailing address but are really in Torrance.)
So we have one city divided up into 2 very different and unique parts.
One of the most popular neighborhoods in South Redondo Beach is known as the "Hollywood Riviera".
Delineated as area 128 in the MLS, Hollywood Riviera, or as the locals call it "the Riviera", includes properties in both South Torrance and South Redondo Beach. To confuse matters even more, many of these homes have Redondo Beach 90277 mailing addresses but are in Torrance. Think of it as the Beach Cities version of BHPO (Beverly Hills Post Office). And, speaking of post offices, that's where the confusion started. Way back when, the Redondo Beach PO was closer and it was more expedient for residents in the original Riviera homes so they requested that their mail go to 90277 from which it was delivered to their homes.
But, that's not where we're at today. What's going on right now is that there are both Torrance and Redondo Beach properties with the true Redondo Beach homes typically selling for more (but not always). The Redondo Beach side tends to have the homes right along the beach and with really good views while the Torrance side has some of the less desirable locations which brings the values down.
For the most part, the lowest priced homes are almost always found on the Torrance side and the most expensive homes are almost always found on the Redondo Beach side. Be that as it may, some homes on the Torrance side have amazing city lights and coastline views but it is rarer.
One of the main attractions of living in the area is the Riviera Village, a charming collection of over 300 eclectic shops, restaurants and services including the usual suspects of Trader Joes, Starbucks, as well as some local only spots such as the Good Stuff restaurant, Redondo Beach Brewery, and Hennessey's.
In the area around Riviera Village, there are a number of townhouses and condos. But as you go higher up in the Riviera typically you are going to find only single family homes. You'll find everything from original 1300 or so sq ft homes to new construction mansions over 3000 sq ft.
In North Redondo Beach, the "Golden Hills" are highly sought after. The Golden Hills neighborhood of North Redondo Beach (MLS area 154) is
located south of the Artesia Blvd Manhattan Beach border and east of
Hermosa Beach and extends south of Aviation Blvd to 190th St (Anita) on
the North and South Redondo Beach border. The area bordered by Artesia, Prospect and Aviation Blvd is also sometimes
referred to as the Golden Triangle.
Most of the housing in the Golden Hills are various generations of what are affectionately referred to as "tall and skinny" multi-level single family homes built on 2500 sq ft lots. The typical floor plan of the newer tall and skinny homes feature 2 bedrooms downstairs, one of which has a double sliding door leading to a very small backyard, and a great room, dining room, and master bedroom located upstairs. Vaulted cathedral ceilings are very common. The great room typically has a fireplace. Some Golden Hills homes also feature fireplaces in the master bedroom. Many of these homes are very similar in floor plan to 3 on a lot attached townhouses found in MLS area 151-152.
Many, but not all of the homes are in the highly desirable Jefferson Elementary School borders. Jefferson consistently is rated as one of the top Elementary Schools in the area. The borders for Jefferson are partially Golden Hills and partially MLS area 152.
You can walk or bike to the beach from many of the houses in the Golden Hills. While no Golden Hills homes have ocean views (that we know of), many have great mountain, city, and neighborhood views.
Prices for single family homes are typically comparable to attached and detached two on a lot properties, many of which have larger front or rear yards than the Golden Hills homes built on 2500 sq ft lots. There are a few pockets of 5000 sq ft lots that are zoned R1 (not R1-A) and can not be subdivided. Many of the older single family homes on the larger lots have been nicely updated.
