Redondo Beach Real Estate: Foreclosure Update

There currently are 9 bank owned REO (Real Estate Owned) foreclosures for sale in Redondo Beach, CA (90277-90278). Coincidentally, there are also 9 REO foreclosure properties in escrow. And, over the last 30 days, 5 REOs have closed escrow. So, somehow, the inventory is being kept in balance. As a curious observation, we are also seeing that many foreclosures are NOT selling at the original list price and the asset managers (or listing agents) have to lower the price to move the real estate. Here's a hint for those pricing these homes: buyers want  a discount to fair market value for having to do the repairs and deal with the bank's addendum and other onerous parts of the foreclosure purchase process. Living room, dining area and open spacious kitchen with granite counter tops. We like this 2310 sq ft floor plan with all 4 bedrooms upstairs. Listed by Shorewood Realtors for $795,000 which we think is just a tad too high considering the location in the 2500 block which is fairly far east for Redondo Beach.

239 Calle Miramar, Redondo Beach CA, 90277. We've posted other comments about this puppy on our sister blog www.90278realestate.com. This is also listed by Shorewood Realtors at $1,075,000. Considering the history behind this listing, how about lowering it to $999,000 or even lower and just being done with it? Clearly it's not finding any love above $1M. The good news is that it's one block to the beach, close to Hollywood Riviera, has a roof top deck with some Palos Verdes views, 3 bedrooms, was built in 2009 and per the builder is 2500 sq ft. C'mon, we know there's a buyer out there.

1308 South Helberta Av, Redondo Beach CA, 90277. A reasonably priced single family home in South Redondo Beach listed by Arico Associates. Considering that per the MLS listing the property needs some TLC, we would like to see this 3 bedroom, 2 bath single family home listed for less than the $719,000 the MLS has it tagged at. The lot is almost 7000 sq ft in an excellent location but the home does need considerable work. There's also a pool in the backyard that unfortunately takes up too much usable land for most buyers. How about $699K or less?

2520 Graham Av #15, Redondo Beach CA, 90278. Okay, we like the price on this piece of real estate better than the actual property. $399K for 2 bedrooms, 1.5 baths in Redondo Beach (well actually they couldn't sell it for over $400K, they tried). 2 bedroom, 2 bathroom, 1,453 sq. ft. townhome. Light and bright, updated kitchen with spacious eating area, breakfast bar, recessed lighting, stainless steel appliances with loads of cabinet space. Living and dining room combined with stone fireplace. Side by side subterranean secured parking. Private rear and front patio AND FHA approved.
